Our Ultimate Guide To Painting Roof Tiles

In the sun-drenched areas of the Gold Coast, northern New South Wales, and surrounding regions, our homes bear the brunt of intense heat, tropical downpours, and the occasional hailstorm. While our houses might remain in good condition in general, their roofs often tell a different story. Faded, worn, and weathered tiles can make even the most charming home look tired. But don’t stress, because there’s a cost-effective solution that can breathe new life into your home’s crowning glory: painting the roof tiles.

This guide walks you through the process of painting concrete roof tiles so you can transform your property’s roof from drab to fab! We’ll look at reasons to give your roof tiles a freshen-up with a coat of paint, how to clean and paint roof tiles, and what paint to use on roof tiles for best coverage and wear.

Reasons to Consider Painting Roof Tiles

If you’re wondering whether it’s worth painting the roof tiles on your home or investment property, consider the many benefits that can come from doing so:

  1. Increased curb appeal and value

A freshly painted roof can dramatically improve the overall appearance of your home, making it stand out in the neighbourhood and potentially increasing its market value.

  1. Extended roof life

Quality roof paint can add a protective layer to your tiles, shielding them from harmful UV rays, moisture, and other environmental factors that cause deterioration over time. As such, this type of roof restoration work can help your roof to have a longer life.

  1. Improved energy efficiency

Lightly-coloured and UV-reflective roof paints can reflect more sunlight, potentially reducing the amount of heat absorbed by your home and lowering cooling costs, especially in warm climates like the Gold Coast.

  1. Cost-effective alternative to roof replacement

Painting your roof tiles is much cheaper than replacing the entire roof, so this process offers a wallet-friendly way to update your home. It’s worth noting that terracotta tiles can also be painted to achieve a modern, fresh look.

  1. Opportunity for style updates

Roof painting allows you to change the hue of your roof, giving you the chance to update your home’s style or better complement the existing colour palette of the fencing, front door, landscaping, etc.

  1. Potential prevention of water damage

High-quality roof paints, such as those used by the Coverage By Design team, can help seal small cracks and imperfections in the tiles, reducing the risk of water penetration and damage to your home’s structure.

  1. Mould growth resistance

Many roof paints contain additives that inhibit the growth of mould and algae, helping to keep your roof cleaner for longer periods.

What Does Painting Roof Tiles Generally Cost?

When estimating the cost of painting your roof, several factors come into play. These include the specific tile type (e.g., concrete or terracotta), their current state, and the extent of preparation needed. Additionally, the roof’s accessibility and total area in square metres significantly influence the final price.

For homeowners on the Gold Coast, tile roof painting typically ranges from approximately $20 to $60 per square metre. The overall project cost usually falls between $2,000 and $12,000, varying based on the chosen materials and the time required to complete the job. Also, remember that your budget may need to accommodate additional costs such as replacing damaged tiles or thorough pressure washing before painting.

How to Paint Roof Tiles

  1. The first step is to inspect the roof for damaged or loose tiles that may need to be fixed or replaced before painting can take place.
  2. Next, you’ll want to remove debris, such as leaves, twigs, loose dirt, etc., from the roof surface with a leaf blower or soft-bristled brush.
  3. The roof will need cleaning before it can be painted. You may be able to use a cleaning solution of water and mild detergent, or you may need a specialised roof cleaner, depending on the condition of your roof. You can use a low-pressure sprayer to clean the roof tiles from top to bottom. Leave the cleaning solution for at least 15-20 minutes so it can break down lots of grime.
  4. Scrub roof tiles to remove stubborn stains and buildup if needed, and if not, go straight to rinsing the roof with clean water via a garden hose or a lose-pressure washer to get rid of all the cleaning solution.
  5. After the roof is totally dry, apply a coat of primer that’s designed for roof tiles to the whole roof area. You can use a paint roller or sprayer for this.
  6. Once the primer is dry, you can start painting the roof tiles. Always choose a top-quality specialist roof tile paint. Use a roller or sprayer to paint the roof tiles, starting at the top and working your way down in sections.
  7. You’ll need to let the first coat of paint dry before applying the second coat of paint. For most roofs, this will be enough, but for some, you may need an additional coat of paint.
  8. Finally, once the last coat is dry, you should inspect the roof for any uneven areas or missed spots. Touch up as needed.
